We have lived in Dobson Ranch 20 Years

My wife and I raised our two kids in Dobson Ranch. When our children were young we took advantage of the ranch amenities – the La Casita club house, summer camp, the many activities & events and the ranch library.

We loved participating in numerous events in our community, many of which are free. Check out their Rancher’s Roundup monthly newspaper for a complete list.

Things for Kids to do

Activities include the Winter Wonderland and breakfast with Santa in December, the April Eggstravaganza, Halloween spooktacular in October, Fall festival in November as well as music in the park, fishing club, golf tournament, youth summer camp for kids and an ice cream social.

Dobson Ranch has a number of lakes, lake pathways for walking and play grounds for the kids. We have watched small motorized boat races in the lake, watched a high school band concert, enjoyed picnics and birthday parties, and played basketball in the park.

Do you like to golf?

Be sure to visit the Dobson Ranch Golf Course. This is a City of Mesa operated 18 hole course with a chipping and putting green, driving range and club house that serves meals.

Dobson Ranch is managed professionally, one of the oldest and most respected HOA’s in the U.S.A.

At $138.60 quarterly, our HOA fee is modest compared to other managed communities and offers substantial amenities, activities and events.

Some of my recent properties

My clients bought this Dobson Ranch home for a really good price. I thought it a bit underpriced and indeed the appraisal came back higher than the purchase price. They walked into it with equity! The sellers had kept the home in near perfect condition. The inside was upgraded and beautiful. My clients are ecstatic to have bought it.

I sold this San Tan Valley home for a good client. A newer home in a great neighborhood, it was priced extremely well too. A young couple just starting out in life bought it.

Below is a wonderfully designed Chandler home that I sold. An upstairs loft to die for. A huge back yard with fenced pool. Spacious!

Below is a Gilbert home my clients recently purchased. I love this home! The back yard is meant for entertaining and the inside is open and gorgeous! You would not believe the high ceilings – makes this large home look twice as big!

Selling Your Home

Whether you are selling your Dobson Ranch home or a home located somewhere else in the valley, you want the most money for it and a buyer wants it for the least. How do we successfully get a buyer and seller to agree where a transaction is fair to both parties? Statistics show us that the #1 reason a home does not sell quickly is because of being priced above market value.

WHAT IS YOUR HOME WORTH? Contact me for an evaluation on what your home is currently worth in today’s real estate market.

Buying a Home

I negotiate hard for my clients to get them the best price we can. We have one opportunity to get you the best price and any concessions possible. You will find me to be a great communicator throughout the buying process – perhaps the # 1 complaint consumers voice when it comes to the real estate process. Communication is an area I take great pride in doing well.

I am writing about our experience working with Gary Brown as our realtor. Whether you are buying, selling, first time buyer or second, the whole process can be a very overwhelming one. That’s why having a great realtor is SO important! You should feel comfortable and build a level of trust that they are going to get the best deal for you and keep you informed of all your options along the way. We met with 3 realtors before going with Gary. Even though he usually works the Dobson Ranch area, he had no hesitation to drive all the way to San Tan Valley. We were so pleased with him we have him assist us with selling and buying! I highly recommend him to anyone who wants a genuine, trustworthy realtor to help with the biggest decision of your life. You’re in good hands with Gary!

Gary was very knowledgeable and helped us through this process. I feel he went above and beyond in order to sell our house in a timely manner. I will definitely be using Gary in the future.

We really liked Gary, he went above and beyond our expectations as far as buying a house. He seemed very knowledgeable about the process, and managed to orchestrate the sale of our home in another state with the purchase of our new one.

Contacting our lender, our title company, everybody necessary to make sure we closed on the date that we wanted to. Amazingly without any delays that are so typical in the real estate world.

He was able to really hone in on our personal style and take us to listings that fit our specifications and within our budget. Even though I was particularly picky, he stuck with us and showed us listings all over the city.

After our home funded he met us at the house and helped us unload our moving truck (totally unexpected!) and even brought us some necessities (TP, paper towels and gift cards!) to make the transition even easier.

We really appreciate the great work he did and the effort he put into helping us. I very highly recommend him.

When looking for our first home my fiance and I were very anxious and unfamiliar with the home buying process. Gary was quick to put all of our worries at ease and was confident in guiding us through the entire process, offering us a lot of helpful support and great advice.

Gary was particularly helpful due to his extensive knowledge about the Phoenix Metropolitan Area, in our case North Phoenix and Mesa.
Overall I would highly recommend Gary Brown as your real estate agent whether your intending on buying or selling a home. He is extremely personable and always willing to go the extra mile!

Gary was very helpful in finding the condo I eventually bought. I was mostly interested in condos near Light Rail, and under 60,000$, so the selection was quite limited. Gary is very quick with responding, and he will definitely help you find what you want (provided you know what you are looking for). I wish I bargained a little on the price, but than that is a different story.
